Explore SDA apartments designed for high physical support needs—built for safety, independence, and daily living with the right space, access, and layout.

Help Centre

SDA funding covers the cost of building or modifying homes to meet specific accessibility standards, so participants can receive the 24/7 support they need in a safe, comfortable space. Eligibility is based on your NDIS plan, and funding amounts depend on your support needs, preferred dwelling type (like fully accessible or high physical support), and location.

Key design categories include:
• Fully Accessible: Step‑free entry, wide doors, roll‑in showers
• High Physical Support: Reinforced walls for hoists, extra turning space
• Robust: Durable for complex behaviours
• Improved Liveability: Basic modifications for moderate needs.

1. Check your NDIS plan: Confirm SDA funding approval and amount with your planner or Local Area Coordinator.
2. Search the Housing Hub: The NDIA’s online platform lists available SDA homes by location, design category and price. Filter for NSW or your preferred area.
3. Contact providers: Registered SDA providers like those below offer vacancies and can help match you with housemates.
4. Arrange SIL: Specialist Independent Living (SIL) funding covers support staff in your SDA home.
